Private purchase money and equity loans typically range from 1 to 5 years in duration; are paid interest only monthly, have no prepayment penalty, although a minimum interest is due on each loan and the loans have more flexible underwriting terms.

When traditional lenders cannot provide financing for whatever reason, such as credit issues, verifiable income or special purpose real estate, private loans can step in and save the day. It is more expensive than a bank but many times cheaper than a partner. Private equity loans try to balance the risk vs. reward in pricing the loan.
Equity is the key to making private loans, as the higher the perceived risk the lower the loan to value ratio. We will look at cross-collateral; collateralize guarantees or other loan enhancements to secure the loan.
